HPP performs extensive due diligence on target properties to determine that following renovation and appropriate improvements the properties can be repositioned for indoor cultivation.  The majority of industrial property is not well suited for the needs of indoor marijuana cultivation.   Given our extensive experience in construction and our intimate knowledge of indoor marijuana cultivation techniques and operations, HPP can readily identify industrial properties with the necessary characteristics for successful indoor cultivation space, and exclude properties that would likey not be well-suited.  HPP will only acquire properties that have the potential to make excellent indoor cultivation spaces. 

 

ASSET VERIFICATION FOR INVESTORS

One of HPP’s keys to success is our ability to maintain the discretion of each of our properties.  In order to provide crowd-financing participants with the necessary assurances to make a confident decision HPP works with a reputable Los Angeles based real estate law firm that will provide a declaration of the property’s general characteristics so interested parties can make an informed determination of the property’s value.  Additionally, the law firm will create, verify and maintain a Deed of Trust that secures all funding.  The law firm will provide participants a verification of the Deed of Trust, and only in the case of default would the law firm will provide crowd-financing participants the Deed of Trust. In absence of default, the property’s exact address will remain undisclosed for the protection of HPP’s tenants.
